As Hyde Park Luxury Condos and Single-Family Detached Houses are uniquely new (most Hyde Park properties are 50-100 years old and/or in older "rehabed" buildings), across the street from the University of Chicago (as close to the center of campus as possible), & loaded with upscale amenities (super sunny, slab granite, marble, stainless appliances, in-unit laundry, modern "great room" layout, garaged parking, gated parking, etc), finding comparables is difficult.  This is particularly true given low real estate market liquidity & number of run-down foreclosures/short sales seen in the past few years.  We can, however, provide some recent sales & alternative market options that help establish a price point & confirm that our options are priced to sell.  The cap-rate you would yield is also high and thus attractive.
