University of Chicago Expansion & Housing Shortage in Hyde Park

The economic slowdown halted most new residential real estate developments in 2007 at a time that the University of Chicago has dramatically increaed enrollment (to increase revenues), is in the midst of a multi-billion dollar building boom (including a new $700 Million hospital pavilion), & embarking on a faculty hiring campaign.  The University, for the first time, opened up their "New Graduate Housing" dorm (despite the name, it was built in 1963) to undergrads in 2011 & the International House to undergrads in 2012.  Shoreland Dorm was recently retired, the 10-Story Pierce Hall is being replaced, & New Graduate Housing is slated for conversion into educational space by the Harris School of Public Policy.  This, coupled with an already aged housing stock (much of which is owned by poorly-reviewed Mac Properties), has made it increasingly difficult for undergraduate, graduate, professional students, staff members, professors, & doctors to find attractive housing near campus.  This makes for a good opportunity for property owners... particularly those with premium offerings across the street.

Time to Buy
